Recently a large property management chain has spent thousands of dollars on radio ads claiming to have better pricing with a flat rate. Do not be fooled by a low monthly fee. Take a look at all the fees they charge. If you do, you will see that in the end you pay more with their flat fees then you would with our percentage fee structure.
The majority of the cost they charge is paid in the leasing fee they charge, which is one full month’s rent. Our leasing fee is much lower [half of one month’s rent but not to exceed $675]. This means with their pricing, if you have a home that rents for say $1650, you would pay $1650 on the first month. With our pricing, you would only pay $675 on the first month. And we offer the same insurance on tenants [which is free re-leasing if the tenants move out early]. This means that you would be paying them $975 more the first month!
Our percentage fee on this example would be 8% of collected rent from the second month on. Since with our fees you would be saving $975 on the first month this means it would take over seven months for our fees to equal what you pay on the first month with them!
As you can see, our system would save you a significant amount. In fact, over the first year, using an example of $1650/mo rent, you would save over $600 with our fee structure compared to theirs.
In addition to this, our fee structure is all inclusive; meaning we do not charge extra for inspection, maintenance, posting notices, advertising tenant occupied rentals, or any of the vital tasks needed in effective property management.
So do not be fooled by the gimmicks or slick marketing. Their service costs you more.
